Over the past month, our membership team has been fielding quite a few questions regarding design and structural customizations of residences at The Fitzgerald. Although customizations cannot be made to your residence until the building is officially handed over to us by the developer and we have our certificate of use and occupancy, I would like to inform you of the process.

There are two steps that need to be completed before the work may begin.  First, the Customization Request Form for initial approval and then the Residence Customization Agreement. If you would like to make customizations to your residence, please request a Residence Customization Request Form.  Fill out the request form accordingly and send it back to thefitzgerald@kiscosl.com, so we can begin the approval process. Once approved you will receive a Residence Customization Agreement for completion and submittal along with the below required documents before the work can begin.

Required Documents:

  • Approved Customization Request Form.
  • Copies of work permits if applicable.
  • Copies of the agreement/bids with the General Contractor or Company completing the work (if you use your own contractor/vendor).
  • Letter of agreement from your General Contractor confirming that they have received and will comply with the building’s Rules and Regulations.
  • A schedule and final delivery date of the competed customization.
  • Evidence of Insurance from all Contractors.

If you plan to use your own contractor, there is a section on the request form to enter the contractor’s information as we will need to verify their credentials, licenses, insurance and provide them with modification rules, regulations and procedures. If you would like to use one of our preferred contractors, please leave that section blank. All costs associated with customization are at the member’s expense and are handled between the member and approved contractor. An administrative fee of $2,000.00 will be charged by The Fitzgerald for any customizations that require structural changes to the residence. A deposit of 100% of estimated return to original cost will be held by The Fitzgerald.
